How the Deal Score Works
The score ranges from 1 (requires significant cash) to 10 (generates cash at closing). A score of 7 = $0 cash required. Scores above 7 mean the wholesale spread exceeds your equity and closing costs.
What This Tool Does Not Do
This calculator does not underwrite operating performance, rental income, expenses, or long-term returns. It focuses solely on the cash flow dynamics at closing.
